THE LA HABRA PLAZA IS TO BE ANCHORED BY THIS PLANET FITNESS HEALTH CLUB AND ALSO HAS A VARIETY OF OTHER COMMERCIAL BUSINESSES, INCLUDING MEDICAL, RETAIL AND OTHER SERVICES. THIS IS THE PROPOSED FLOOR PLAN, WHICH ENCOMPASSES 17,632 SQUARE FEET. THE APPLICANT INTENDS TO CONSTRUCT INTERIOR TENANT IMPROVEMENTS, WHICH INCLUDE ADDING FREEWAY AREAS, WEIGHT MACHINES, A VARIETY OF CARDIO MACHINES, A CIRCUIT TRAINING CENTER, A FUNCTIONAL TRAINING CENTER, AND MEN'S AND WOMEN'S LOCKER ROOMS, AS WELL AS THE BLACK CARD MEMBER AMENITIES. PLANET FITNESS IS PROPOSING TO CONDUCT OPERATIONS 24 7 AND TO EMPLOY FOUR TO SIX EMPLOYEES AT ANY GIVEN TIME TO MANAGE THE OPERATIONS OF THE HEALTH CLUB. THE BASE MEMBERSHIP ALLOWS FOR ACCESS TO THE LOCKER ROOMS AND GYM AREAS, WHEREAS THE BLACK CARD MEMBERSHIP ALLOWS ADDITIONAL ACCESS TO THE TANNING BOOTHS, MASSAGE CHAIRS, HYDRO LOUNGES, AND BEAUTY ANGEL RED LIGHT THERAPY BOOTHS. BASED ON THE PARKING STANDARD IN THE OFF STREET PARKING SECTION OF LA HABER MUNICIPAL CODE, A TOTAL OF 176 SPACES WOULD BE REQUIRED FOR THE PROPOSED HEALTH CLUB. HOWEVER, SINCE THE PROPOSED HEALTH CLUB WOULD BE ONE PART OF THE LARGER LAHA BROOK PLAZA SHOPPING CENTER, THE APPLICANT MAY SUBMIT A PARKING STUDY TO DETERMINE THE NUMBER OF REQUIRED SPACES. THE APPLICANT'S TRAFFIC ENGINEER PROVIDED A PARKING STUDY THAT ASSESSED THE PARKING NEEDS FOR THREE EXISTING PLANET FITNESS HEALTH CLUBS IN THE CITIES OF BUENA PARK, ORANGE AND SAN DIMAS, ALL OF WHICH WERE CHOSEN BECAUSE THEY CLOSELY RESEMBLED THE THE PROPOSED PROJECT. WITH RESPECT TO BUILDING SIZE AND OPERATIONS, THE PARKING STUDY RECOMMENDED 5.4 5.45 PARKING SPACES PER 1000 FEET OF BUILDING GROSS FLOOR AREA FOR A TOTAL OF 96 SPACES. THE STUDY ALSO GENERATED PEAK AM AND PM DEMAND FOR PARKING AND FOUND 23 AND 61 TRIPS DEMANDED RESPECTIVELY. THE APPLICANT IS PROPOSING 104 PARKING SPACES MEETING THAT THE REQUIREMENTS LAID OUT IN THIS PARKING STUDY. THE PROPOSED LAYOUT OF THE PARKING LOT WAS DESIGNED TO ALLOW ADEQUATE INGRESS AND EGRESS AS WELL AS ONSITE VEHICLE CIRCULATION TO ACCOMMODATE THE PROJECTED NUMBER OF TRIPS FOR THE PROPOSED USE. THE APPLICANT IS ALSO PROPOSING TO ENHANCE THE PARKING LOT AREA BY ADDING NEW LANDSCAPING AROUND THE PROPERTY AS SHOWN ON THE PROPOSED SITE PLAN. THE NEW LANDSCAPE WILL EXCEED THE CITY REQUIREMENT OF 7% LANDSCAPING, UM, AS COMPARED TO THE AREA OF THE PARKING LOT BY PROPOSING 7.8% LANDSCAPING AS PROPOSED TO THE AREA OF THE PARKING LOT. THIS LANDSCAPING WILL INCLUDE A VARIETY OF TREES ALONG THE STREET SETBACK AREAS ADJACENT TO LA HABER BOULEVARD, HILLCREST STREET, AND WEST FIRST AVENUE. UH, AND IT ALSO MEETS THE REQUIRED MINIMUM OF 1 24 INCH BOX STREET PER ONE PER 10 PARKING SPACES AT 11 TREES WITHIN THE PARKING LOT. BUILDING MODIFICATIONS INCLUDE A NEW STUCCO FINISHED BUILDING, EXTERIOR FAUX COLUMNS AND RED TILE WAINSCOT ALONG THE NORTH BUILDING FRONTAGE AN ENHANCEMENT TO THE EXISTING TOWER WITH A CURVED FEATURE SIMILAR TO A SPANISH MISSION PARAPET, A NEW PEDESTRIAN WALKWAY ALONG THE BUILDING FRONTAGE TO CONNECT THE ENTRANCE OF THE REMODEL BUILDING TO THE REST OF THE SHOPPING CENTER. A NEW TRASH ENCLOSURE ALONG THE WEST ELEVATION WITH A BLOCK WALL AND METAL GATES. DESIGN THE REMOVAL OF THE METAL VENTS ON THE EXISTING DOME TO THE GREATEST EXTENT POSSIBLE. THE MAINTENANCE OF THE EXISTING GUARDRAIL AND TRELLIS ALONG THE ROOFTOP AND THE RELOCATION OF THE ROOFTOP EQUIPMENT FROM THE ROOFTOP TO THE GROUND ON THE SOUTH ELEVATION, AS SHOWN IN THE NEXT SLIDE. THIS V THIS VIEW ELEVATION SHOWS THAT THE EQUIPMENT SCREENING WILL EXTEND OUT PAST THE SLAB TO ALLOW FOR THREE SIX INCHES OF MECHANICAL EQUIPMENT VENTING, AND THIS EXTENSION WILL BE SUPPORTED WITH A STEEL SLAB EXTENSION.
