THE SITE CURRENTLY FEATURES A LEGAL NON-CONFORMING SINGLE UNIT RESIDENCE THAT WAS CONSTRUCTED IN 1911 AND IS SURROUNDED BY A VARIETY OF MULTI-UNIT RESIDENTIAL COMPLEXES.

THE APPLICANT HAS OPTED TO UTILIZE THE STATE'S DENSITY BONUS LAW BY ALLOCATING ONE OF THE UNITS UNIT NUMBER SIX, TO BE SOLD TO A MODERATE INCOME HOUSEHOLD.

THE DENSITY BONUS LAW ALSO GRANTS THE APPLICANT A REDUCED PARKING REQUIREMENT AS WELL AS REDUCED BUILDING STANDARDS THAT WOULD HAVE OTHERWISE IMPEDED THE DEVELOPMENT AS PROPOSED.

PER THE DENSITY BONUS LAW, TWO BEDROOM UNITS ARE SUBJECT TO ONE AND A HALF PARKING SPACES FOR RESIDENCE WITH NO REQUIREMENT FOR A GARAGE OR GUEST PARKING.

THE APPLICANT HAS, HOWEVER, OPTED TO PROVIDE TWO ATTACHED GARAGE SPACES PER UNIT.

ADDITIONALLY, UM, ADDITIONALLY THERE ARE TWO DEDICATED GUEST PARKING SPACES AT THE REAR OF THE SITE, AS WELL AS AN A DA ACCESSIBLE SPACE ADJACENT TO THE A DA ACCESSIBLE UNIT.

ALSO, AS PART OF THE DENSITY BONUS, THE APPLICANT IS ELIGIBLE FOR A REDUCTION IN SETBACK REQUIREMENTS.

SO MULTI-UNIT DEVELOPMENTS ALONG THE LA HABER BOULEVARD SPECIFIC PLAN ARE SUBJECT TO SETBACKS OF 15 FEET IN THE FRONT AND FIRST FLOOR.

SETBACKS OF 10 FEET ALONG THE SIDES AND IN THE REAR SECOND FLOOR, SETBACKS ALONG THE SIDES AND REAR MUST BE 15 FEET.

WHILE THE FRONT AND REAR SETBACKS ARE IN COMPLIANCE WITH THE CODE, THE APPLICANT HAS REQUESTED TO REDUCE THE SECOND AND THIRD FLOOR SIDE SETBACKS FROM THE REQUIRED 15 FEET TO 10 FEET, ALIGNING THE UPPER FLOOR SETBACKS WITH THE FIRST FLOOR.

THIS REDUCED SETBACK WILL ALLOW FOR MORE INTERIOR SQUARE FOOTAGE FOR EACH OF THE UNITS.

544 SQUARE FEET OF COMMON OPEN SPACE IS PROPOSED AT THE REAR CORNERS OF THE SITE AND SATISFIES THE MINIMUM REQUIREMENT OF 400 SQUARE FEET.

THE LANDSCAPE PLANNERS AT EACH OF THE NORTHERN CORNERS OF THE SITE CONTAIN CLUSTERS OF HACIENDA, CREEPER, AND GULFSTREAM SHRUBS.

AND OUTSIDE EACH OF THE ENTRANCES TO THE INDIVIDUAL UNITS ARE HARMONY, COASTAL GYM, AND GIANT BIRD OF PARADISE TREES.

THE EXISTING SIX FOOT TALL CMU WALLS ALONG THE EASTERN AND WESTERN BOUNDARIES OF THE PROPERTY WILL REMAIN AS IS AND THE PROJECT HAS BEEN CONDITIONED TO REMOVE THE WOODEN FENCE ALONG THE NORTHERN BOUNDARY OF THE SITE AND REPLACE IT WITH A CONTINUATION OF THE CMU WALL AS REQUIRED BY THE LAHABRA BOULEVARD SPECIFIC PLAN.

THE ARCHITECTURE FEATURES A SPANISH INFLUENCED DESIGN WITH EARTH TONE STUCCO, A BROWN CLAY TILE, ROOF WROUGHT IRON ACCENTS, AND AWNINGS ON THE BALCONIES AND ARCH DESIGN ELEMENTS.

WHILE BOTH BUILDINGS ARE FAIRLY IDENTICAL, THE ELEVATIONS THAT ARE SHOWN HERE ARE OF THE WEST BUILDING WITH THE TRASH ENCLOSURE THAT'S LOCATED RIGHT THERE BETWEEN UNITS SIX AND EIGHT.
