AS YOU MENTIONED, UH, THE TWO PROPERTIES INVOLVED IN THIS LOT LINE ADJUSTMENTS ARE LOCATED WITHIN THE LAHABRA MARKETPLACE SHOPPING CENTER AT THE, AT THE NORTHWEST CORNER OF IDAHO STREET AND IMPERIAL HIGHWAY.

SOME OF THE NOTABLE BUSINESSES ON THE PARCELS INCLUDE THE KRISPY KREME STORE THAT'S CURRENTLY UNDER CONSTRUCTION IHOP, WENDY'S HOBBY LOBBY SPROUTS, AND THE REGAL MOVIE THEATER.

WE'LL CALL APN ZERO 1-839-ONE-DASH THREE SEVEN PARCEL ONE AND APN ZERO 1-839-ONE-DASH THREE EIGHT PARCEL TWO.

THE PROPERTY OWNER WHO OWNS BOTH PARCELS HAS PROPOSED A LOT LINE ADJUSTMENT TO RELOCATE THE EXISTING PROPERTY LINE AS SHOWN HERE AND SITUATE THE REGAL THEATER BUILDING ON THE NEW PARCEL ONE WITH THE INTENT TO SELL IT.

THE PROPERTY OWNER INTENDS TO USE THE FUNDS TO FOR UPKEEP OF THE REST OF THE EXISTING SHOPPING CENTER.

CURRENTLY THE TWO PARCELS ARE 1.84 ACRES AND 15 POINT 13 ACRES RESPECTIVELY.

THE PROPOSED LOT LINE ADJUSTMENT WILL INCREASE THE LOT SIZE OF PARCEL ONE TO 6.17 ACRES WHILE REDUCING PARCEL TWO TO 10.81 ACRES.

WITH THE LOT LINE ADJUSTMENT, THE TWO PARCELS WILL REMAIN IN COMPLIANCE WITH THE COMMUNITY SHOPPING CENTER HIGH DENSITY DEVELOPMENT STANDARDS, AS WELL AS PARKING REQUIREMENTS WITH THE EXISTING SHARED PARKING AND RECIPROCAL ACCESS AGREEMENTS.

BASED ON THESE LOGISTICS STAFF RECOMMENDS THE PLANNING COMMISSION APPROVE THE PROPOSED LOT LINE ADJUSTMENT.

COMMISSIONER RAMSON, JUST FOR, FOR MY OWN UNDERSTANDING ON THE DIAGRAM THAT WE HAVE IN FRONT OF US ARE, ARE YOU TALKING ABOUT THAT RED LOT LINE JUST KIND OF GOING NORTH AND SOUTH RIGHT THROUGH THOSE PARKING SPACES? WELL, THE GREEN ONE AND THE RED ONE BOTH GO THROUGH A COUPLE SPACES.

A COUPLE OF THE DRY VILES, THEY GO THROUGH THE MIDDLE OF DIAGONAL SPACES AND I'M, I'M ASSUMING SINCE THE REST OF THE MAPS MADE GREAT, UM, EFFORT TO NOT DO THAT ANYWHERE ELSE, THAT THIS PARTICULAR SECTION DOESN'T ACTUALLY REFLECT WHAT'S BEEN APPROVED FOR THE KRISPY KREME.

BUT AT THIS TIME, RIGHT NOW, THE PROPERTY IS OWNED BY THE SAME PROPERTY OWNER AND THERE IS THE RECIPROCAL ACCESS AGREEMENT.

SO, UM, IT'S NOT AS MUCH AS A CONCERN TO MY BEST OF MY KNOWLEDGE, THE KRISPY KREME IS GOING TO BE, YOU KNOW, APPROPRIATELY PLACED ON THAT PARCEL IN THE PROCESS OF THE PROJECT.

THAT WAS A BIT OF A CHALLENGE BECAUSE GETTING THE MAP IN AT THE SAME TIME THAT SOMETHING'S BEING DEVELOPED, MAKING SURE, YOU KNOW, THE BUILDING PLANS AND THE DEVELOPMENT THERE HAS GONE UP PRETTY QUICKLY.

YOU KNOW, IT WAS TOUGH TO GET THE TWO LINED UP PERFECTLY, BUT I WOULD SAY IN THE FUTURE IF IT IS TWO SEPARATE PROPERTY OWNERS, WE WOULD DEFINITELY HAVE THE ABILITY TO, UH, MAKE SURE THAT THAT ISN'T AN ISSUE.

IF IT WERE, I MEAN, ONE, I GUESS AT THAT POINT THERE COULD BE ANOTHER LOT LINE ADJUSTMENT THAT MIGHT NEED TO BE MADE POTENTIALLY CORRECT.
