THE PROJECT SITE IS LOCATED ON THE NORTH SIDE OF LAHABRA BOULEVARD BETWEEN COLLEGE STREET AND VALENCIA STREET AND CONSISTS OF A 6,500 SQUARE FOOT PARCEL.
THE SITE CONSISTS, UH, THE SITE CURRENTLY FEATURES A 978 SQUARE FOOT ONE STORY BUILDING THAT WAS CONSTRUCTED IN 1920 THAT WAS LAST USED BY A PRINTING AND FORM DISTRIBUTION BUSINESS IN 2020.
THE SITE IS SURROUNDED BY RESIDENTIAL USES TO THE NORTH, SOUTH AND WEST AND A BRAZILIAN JUUJITSU ACADEMY TO THE EAST.
THE APPLICANT HAS PROPOSED TO RENOVATE AND EXPAND THE EXISTING BUILDING INTO A 1500 SQUARE FOOT DOCTOR'S OFFICE.
THE SITE PLAN INCLUDES A RELOCATED DRIVEWAY AND ONE WAY DRIVE AISLE, A TWO STORY DOCTOR'S OFFICE BUILDING AND SIX PARKING SPACES AT THE REAR OF THE SITE.
THE LANDSCAPING AROUND THE SITE FEATURES A VARIETY OF TREES AND SHRUBS THAT ARE WELL SUITED TO THE LOCAL CLIMATE.
A CRATE MYRTLE TREE WILL BE PLACED ALONG THE LA HABER BOULEVARD FRONTAGE BY THE ENTRANCE TO THE BUILDING.
AFRICAN FERN PINE TREES ALONG WITH FOXTAIL, AGAVE AND SUNBURST SPREADING.
MONTANA WILL BE PLACED IN THE LANDSCAPE PLANTER ALONG THE WESTERN BOUNDARY OF THE SITE.
THE LANDSCAPE PLANNERS LOCATED ALONG THE NORTHERN BOUNDARY AND IN FRONT OF THE A DA PARKING SPACE CONTAIN BLUE GEM COAST, ROSEMARY GROUND COVER AND BLUE CHOPSTICKS, SHRUBS, PINK HONEYSUCKLE AND SUNBURST.
UM, SPREADING LANTANA WILL ALSO BE PLACED IN THE OVERHANG AREA.
UM, IN FRONT OF THE REST OF THE PARKING SPACES.
THE EXISTING CHAIN LINK FENCES AROUND THE PERIMETER OF THE SITE WILL BE REMOVED AND SIX FOOT TALL CMU WALLS WILL BE CONSTRUCTED ALONG THE EASTERN AND WESTERN BOUNDARIES OF THE SITE.
THE NORTHERN BOUNDARY WILL FEATURE A SIX FOOT TALL WROUGHT IRON FENCE AND BOTH THE ENTRANCE AND EXIT TO THE PROPERTY WILL BE SECURED BY SIX FOOT TALL.
SWING OPEN WROUGHT IRON GATES AS REQUIRED BY THE LA HABER BOULEVARD SPECIFIC PLAN.
THE ARCHITECTURE FEATURES SPANISH MEDITERRANEAN DESIGN WITH EARTH TONE STUCCO, A RED CLAY TILE, ROOF ROT, IRON ACCENTS, AND ARCHED DESIGN ELEMENTS.
THE GROUND FLOOR OF THE BUILDING INCLUDES A RECEPTION AREA AND WAITING ROOM.
TWO OFFICE ROOMS, TWO EXAM ROOMS, A LAB ROOM, A FILE ROOM, TWO RESTROOMS AND A STAIRCASE LEADING UPSTAIRS.
