AT THIS TIME WE HAVE A PROPOSAL FOR A, UH, TWO APPLICATIONS FOR THE DEVELOPMENT OF THE SUBJECT SITE WITH A THREE UNIT RESIDENTIAL CONDOMINIUM PROJECT.

THE APPLICANT IS A G SOMA .

THE SUBJECT SUBJECT PROPERTY IS LOCATED ALONG THE EAST SIDE OF WALNUT STREET, JUST NORTH OF ALL OF AVENUE.

THE COUNTY OF ORANGE MAINTAINS A FLOOD CONTROL CHANNEL.

ON THE SOUTH SIDE OF THE SUBJECT SITE, THE SITE IS DEVELOPED.

HOWEVER, HAD BEEN USED AS A BACKYARD FOR A SINGLE FAMILY RESIDENCE THAT FRONTS ONTO ELECTRIC AVENUE.

YEAH, THE PROPOSED TOWNHOMES WILL BE LOCATED WITH ANY SINGLE BUILDING.

THE BUILDING WILL BE PLACED ON THE SOUTH SIDE OF THE PARCEL WITH THE MAIN DRIVEWAY LOCATED ON THE NORTHERN SIDE, THE SUBJECT PARCEL SLANTS TO THE NORTHEAST ALONG THE SOUTHERN PROPERTY LINE PORTIONS OF THE THIRD STORY OF THE BUILDING ENCROACH INTO THE SIDE YARD, AS WELL AS THE FRONT COVERED PORCH INTO THE FRONT YARD SECTION 8.5 2.070 OF THE LAHABRA MUNICIPAL CODE ALLOWS THE COMMISSION AND COUNCIL TO PROVE THESE DEVIATIONS IN THESE, IN THESE CASES, THOSE ENCROACHMENTS ARE MINOR AND ACTUALLY ALLOW FOR A BETTER DESIGN PROPERTY HAS BEEN DESIGNED TO BLEND IN WITH THE ADJACENT NEIGHBORHOOD.

FOR INSTANCE, THE WESTERN OR THE FRONT UNIT FACES ONTO WALNUT STREET, SIMILAR TO THE RESIDENCE TO THE NORTH.

THIS IS A VIEW OF THE MAIN ENTRANCE AT WALNUT STREET.

THE ARCHITECTURAL STYLE OF THE DEVELOPMENT CONSISTS OF A CONTEMPORARY STYLE.

THAT INCLUDES STUCCO FACADES, OH, SHUTTERS WINDOWS WITH GRIDS, FREEZE PANELS, DECORATIVE LIGHT FIXTURES AND ARCH TOP DECORATIVE VENTS, STUCCO COLORS UTILIZE BASE FROM THE MAIN PORTIONS OF THE BUILDING AND A LIGHTER TAN COLOR FOR THE POP-OUT FEATURES.

DESIGN WILL ALSO UTILIZE DARK GREEN ACCENT COLORS ON THE GARAGE DOORS AND PHOTO SHUTTERS.

THE APPLICANT IS PROPOSING TO SUBDIVIDE THE AIRSPACE FOR CONDOMINIUM PURPOSES FOR THE THREE RESIDENTIAL UNITS AND RELATED COMMON AREAS.

WE ATTENDED A PARCEL MAP TO USE ZERO ONE NINE DASH ONE SEVEN EIGHT.

FINDINGS FOR THIS REQUEST CAN BE MADE.

THE TENTATIVE PARCEL MAP PROCESSING IS COMPLETED AT THE PLANNING COMMISSION LEVEL, UNLESS THE DECISION TO APPROVE HIS APPEAL TO THE CITY COUNCIL STAFF RECOMMENDS APPROVAL OF THE PREVIOUSLY DESCRIBED ACTIONS AS MENTIONED, THE TENTATIVE PARCEL MAP IS FINAL AT THE PLANNING COMMISSION WHILE THE PUD MUST BE APPROVED AT THE CITY COUNCIL LEVEL.

AND IT JUST HAPPENS TO BE, THIS LOT WAS NEVER DEVELOPED, YOU KNOW, FOR HOWEVER MANY YEARS IT'S BEEN VACANT.
